The price, the deed and your money
In Puerto Vallarta and Riviera Nayarit you will see prices quoted in pesos (mandatory for listings under NOM-247) and developments that operate in dollars. Understanding who sets the currency at each step avoids exchange surprises.
Three currencies, three moments
- The listing: the list price is published in pesos (the norm requires it); some developments also reference a dollar price.
- The contract and deed: agreed in whichever currency you choose; if dollars, the deed records the peso equivalent at the signing-day exchange rate for registry and tax purposes.
- The payment: large cross-border transfers move through the banking system with source-of-funds verification (SPE/Fedwire/SWIFT). Have your origin documentation ready: a home sale, savings, investments.
Exchange risk
If your income is in dollars and you buy in pesos, the exchange rate moves for or against you between offer and signing. The pragmatic move: fix the contract currency in the offer and leave no amounts open to later conversion.

Is it better to pay in dollars or pesos?
It depends on your income: earning in dollars, a dollar contract removes exchange risk between offer and signing. Earning in pesos, contracting in pesos is natural. The key is fixing the currency in the offer.
What source-of-funds documents will I be asked for?
Proof of legal origin of funds: bank statements showing the money, a bank letter, or documents from a property sale or investment. The receiving bank and the notary request them under anti-money-laundering rules. We prepare them from the offer so they never stall closing.
