Hotel Zone North – Comfort, beach and strategic location
The northern hotel zone is the strip of hotels and oceanfront towers connecting Downtown with the Marina: continuous beach, new vertical developments and the Francisco Medina Ascencio corridor. It is where Puerto Vallarta's largest pre-sale projects concentrate.
Who is this area good for?
Pre-sale investors and buyers who want a new oceanfront tower with resort amenities, minutes from the airport.
What kind of properties will you find?
Vertical condo towers, many in pre-sale or recent delivery; house inventory is practically nonexistent.
How much does it cost to buy here?
Oceanfront tower condos from ~USD 400k; luxury units and penthouses above USD 1.5M.
How much are HOA fees?
High fees for resort amenities: USD 400 to over 1,000 per month depending on the tower. That is the real cost of pools, gyms and hotel-grade administration.
Can you live here without a car?
An avenue-area: you walk inside each development and to the beach, but commerce sits in stretches; a car or taxi helps.
What is the beach like?
Open, continuous hotel-zone beach, wider than Downtown's, with hotel beach clubs.
Does it work for rentals?
Tower vacation rental with hotel services: works well under professional management; check each tower's rules.
What should a foreign buyer know?
Purchase via fideicomiso as along the whole coast. Many towers sell in dollars to foreigners: bilingual contracts are standard.
Indicative ranges based on public listings as of October 2026. The market moves: confirm with me before making decisions.

Is it a good area to buy pre-sale?

Practically none: it is a tower district. For houses near the sea, the options are 5 de Diciembre or the south side.
