Real estate investment in Puerto Vallarta and Riviera Nayarit

In the bay, real estate investment works through two channels: appreciation (buying pre-sale or in growth areas and capturing the increase at delivery) and cash flow (vacation or annual rental). The right question is not whether to invest but which channel your money is chasing: product, area and timing change completely.

Build my strategy

Channel 1: appreciation

How pre-sale investing works

  • You buy on paper 10% to 25% below the expected final price
  • You pay staged by construction progress, without bank financing
  • You capture built appreciation at delivery or on assignment before delivery
  • Highest-momentum areas: Versalles, Fluvial, the Bucerías corridor and Litibú
Channel 2: cash flow

How rentals work

  • Vacation: Zona Romántica, Amapas, Nuevo Vallarta and Sayulita: maximum occupancy
  • Furnished annual: Versalles and Fluvial: nomad demand, simple operation
  • The real numbers: HOA, property tax, 20% to 25% management, seasons
  • I prepare the per-property analysis: estimated ticket, occupancy and fixed cost
Frequently asked questions

Investment properties

Is buying real estate in Puerto Vallarta a good investment?

With the right product and area, yes: the bay has sustained a decade of second-home and rental demand growth, with strong appreciation in developing areas. What it is not: an automatic bargain; yield is made by the tower, the block and the management.

How much do you earn renting a condo in Puerto Vallarta?

It depends on area and management: in high vacation-demand zones high-season occupancy is near total and the average nightly ticket runs USD 100 to 300+. Net of HOA, property tax and 20% to 25% management, real net yield is computed property by property: I build it before you offer.

Pre-sale to flip or finished to rent?

Pre-sale chases appreciation over a 2 to 4 year horizon; finished chases immediate cash flow. My resale vs pre-sale comparison helps you decide by liquidity and patience.
