Buying a home with an INFONAVIT loan in Puerto Vallarta
Buying a home with an INFONAVIT loan in Puerto Vallarta
If you work formally in Mexico, INFONAVIT is likely your natural path to ownership. This guide summarizes what to know before you start viewing properties, and where I come in as your advisor.
What is INFONAVIT credit?
It is financing for workers with formal employment, funded by the contributions you and your employer make to your housing subaccount every month. The amount depends on your age, salary and contribution years: it is calculated in points, not wishes.
Practical steps
1. Pre-qualify on the INFONAVIT portal (Mi INFONAVIT) with your social security number: you will see your pre-authorized amount. 2. Check whether your credit combines with voluntary contributions or bank co-financing to reach the price you need. 3. With the amount in hand, define realistic zones: the same credit buys very different homes in Centro, Fluvial or Bucerías. 4. Choose the property and confirm the seller and price work for INFONAVIT financing: not every deal accepts it. 5. Sign before a notary: INFONAVIT pays the seller directly and you keep your home and your mortgage.
How I help
As an advisor in Puerto Vallarta and Riviera Nayarit I filter the properties that do accept INFONAVIT within your real amount, accompany the viewing and the notary process. Pre-qualifying first keeps you from falling for a house your credit cannot reach.
